Mike & Sandy of Port Charlotte, Florida, got caught holding on to 4 investment properties.

Tenants in 3 of the properties moved out in the middle of the night, trashing each house as they left. On the 4th, tenants became squatters, not paying and not moving out. Mike & Sandy found the courts backed up and lost the house to foreclosure before Mike & Sandy knew what had hit them.

Here’s the bottom line:

  1. I negotiated “full payoff and satisfaction” short sales on ALL THREE properties.
  2. I negotiated lien release & satisfaction with law firms treating unpaid HOA fees and fines as an ATM machine.
  3. I kept Mike & Sandy updated throughout the process, sparing them the gruesome details taking place on each property.
  4. I GOT THEM OUT of investment properties sinking faster in Florida than the Titanic in the Atlantic in 1912.

Here are basic questions to ask a realtor about helping you avoid foreclosure:

  • What specific experience do you have helping homeowners avoid foreclosure? Some realtors are “top producing” well-known realtors, who have no clue how to help you or anyone else in jeopardy of losing a home avoid foreclosure. You NEED a realtor who knows how to help you avoid foreclosure?
  • How can I get in contact with you? Find a realtor that can be reached in a variety of ways- email, phone, cell phone, office, fax, etc.  Since realtors are often running from place to place, you need to be able to get into contact with them when you have immediate questions or concerns that need to be answered.
  • Are you a full-time or part-time realtor? Unfortunately, you cannot afford to jeopardize your family’s home with a realtor who doesn’t work full-time in real estate. Your family’s home is too important and (more importantly) banks are changing foreclosure prevention guidelines daily (or so it seems).  Look to choose full-time realtors that are devoted completely to real estate as they tend to have a better understanding of what you need from them.
  • Can I contact people you’ve helped avoid foreclosure? YES! One of the best ways to confirm a realtor’s understanding of short sales for instance, you should talk with people I’ve helped.  Make sure you look for a realtor that is going to solely represent you in order to get the best guidance into the process. Be cautious about choosing a realtor that also represents the seller, as they might push you in certain directions that may not be the most beneficial to you.
  • What are the costs involved? I do not charge you even one penny for helping you. Whatever I am paid comes 100% from your bank (or debt owner). You as a homeowner wanting my help will not pay one penny.
