Perhaps of no surprise, survey reveals more and more buyers (~94%) begin their house hunting experience using the Internet.

Not magazines.

Not newspapers.

Not open houses.

INTERNET!

Unfortunately, real estate agents who don’t “get” the Internet might find their new business development drying up faster than Florida aquifers during a summer drought.

…and that’s FAST.

On the other hand, real estate agents who think attracting buyers and sellers is 100% about the Internet also might be surprised by latest survey.

Despite today’s unique housing market, people want an agent they can TRUST!

Often they turn to agents referred by people (friends, family or colleagues) they trust.

Any surprise here? NOPE!

Sarasota-Orlando real estate agents take note of latest survey!

Below, you see what sellers want in a real estate agent, comparing favorably with US averages: 22% of SELLERS want help pricing their homes competitively.

If I didn’t know better, I’d say this survey dates back during BOOM years. I’m surprised I’m not seeing everything relating to avoiding foreclosure, including short sales and loan modification.

Anyway, ORRA claims this is what sellers want:

Below, you see the number of so-called “normal” sales (that is, no short sales and bank owned properties) DROPPED in the last 4 months, showing that nearly 75% of ALL sales in January were distressed sales.

Further, distressed property sales continue pulling down non-distressed sales, cutting the median price from $179,990 to $169,900.

In stressful real estate times, people buying and selling demand FACTS!

As expected, home buyers are less than optimistic about buying a house. A reading of 50.0 suggests “normal” confidence. Clearly, buyers show NO confidence in townhomes or condos — big surprise, huh?

What Orlando home buyers want compares to what a Sarasota home buyer wants: buyers want help with finding the right home to purchase.

Especially today, I encounter buyers cautiously optimistic about buying. On one hand, they’re excited. On the other hand, they’re scared to buy, believing their house will be worth less even before they close.

Sadly, some (many) agents try to make a case for buying today, stating today’s prices beat the hell out of ’06 prices. What a lame sales pitch.

Clearly, ’06 prices reflect hyper inflation…the bubble has BURST for heaven’s sake. Therefore, those prices hold no water (or air) or any credibility.

The only prices relevant today are today’s prices comps compared to monthly valuation changes. That is, what % are houses dropping (in your preferred neighborhoods)?

What do MY buyers want? They don’t request my help “finding the right home to purchase.” Instead, they want me to help them with the following:

  • What does a short sale mean to me as a buyer?
  • Should I look at short sales?
  • How long will I have to wait to hear back on my offer? Is that a ball park guesstimate or is it etched in stone?
  • How do I know what to offer?
  • What can I do to make certain I don’t offer too much?
“PLEASE help me find the ‘right’ home to buy,” say Sarasota-Orlando house hunters!

Sarasota and Orlando share another commonality: both markets continue to see more distressed property sales (as an overall reflection of normal and distressed sales) while the median price FALLS.

Orlando real estate is LOCAL just as Sarasota real estate is LOCAL. In that case, experts will tell you these two markets have nothing in common, because all real estate is LOCAL. Okay, when it comes to numbers, that’s true. When it comes to people (that is, buyers and sellers) Sarasota buyers and sellers are the same as Orlando buyers and sellers.

Yesterday, a lady confirmed exactly what I’m saying in this article: TRUST matters to potential customers. On a bank-owned property I’m listing, I sought out neighbors to help with my initial research. One lady told me she “hates” realtors. Naturally, she didn’t want to talk with me. Instead of walking away and chalking it up as one lady’s opinion, I asked her why she “hates” realtors. She rolled her fingers (making the $money$ sign) while saying “They’re greedy and they lie.” I listened to her, not trying to counter or rebut her. I listened to her (and in my mind I agreed with her). Is it any wonder the survey above shows people want a realtor they can TRUST? I listened to this lady who kept apologizing for her poor English (though I could understand it fine). I think realtors think they’re too busy to slow down and listen to people. Give them a chance to talk and be heard. By shutting my mouth and not repeatedly glancing at my watch (or texting while the other person is talking) I received valuable information about the property for which I was seeking information. I also received a referral to a friend wanting to buy a house. When it comes down to it, it’s simple: Show common courtesy toward others. Listen to them. Don’t talk while they’re talking. Don’t text. Don’t take other phone calls.
