Understand this, a short sale might be what’s best for your realtor but not for you.

Are you listing or selling?
As I mentioned above, I don’t just take listings. I sell houses. Here’s my promise to you: if at any time during the listing agreement, you are not pleased with how my team is advising you and trying to sell your property, you can cancel – walk away from the listing with no penalty. I won’t hold you hostage. We will part ways and you do NOT pay a cancellation fee or wait months to get out.
As you may or may not know, this is unheard of in real estate.
Here’s something else about selling your house you need to know: the old way of selling houses is NOT enough today.
In the “old” days, here’s what real estate brokers/listing agents did to (try to) sell your house:
- They tout their big name real estate company as a benefit to you. Pick us; we’re the biggest…we own the most market share of buyers and sellers. Do you believe the “me too” reason is enough to sell your property?
- They enter your property into the local Multiple Listing Service (MLS).
- When permitted, they stick a For Sale sign in your front yard.
- They throw together some nice flyers
- They add your property to their company website which might be pretty but has no ranking (that is, their company website is NOT on page 1 or 2 of Google, Yahoo & Bing (MSN).
- They offer a video tour.
- They spam other realtors with what are called “e-flyers.” These list agents/brokerages buy a list of all Florida realtors for instance and they spam our email boxes with electronic flyers.
Here’s why these 7 tools utilized to (try to) sell your property are NOT enough…today!
Today, a “listing” agent absolutely must be (or needs to be affiliated with) an Internet Marketing expert…plain & simple. Nearly 80% of all house hunting begins on the Internet. I’ve heard the number of house hunters first going to the Internet to search for a home is as high as 93%…and growing.
For buyers out of town…out of state…or even out of the country, the big name local real estate brokerage is not enough. In fact, buyers outside of Sarasota don’t even know the big-name brokerages…and don’t care either.
These same buyers don’t see the yard signs or the flyers or the company website because it doesn’t appear in the top 100 pages. They also don’t see the video tour because it’s not syndicated on any video sites. It’s sitting on the company website with no pageviews.
Bottom Line: Your listing agent (brokerage) MUST demonstrate the ability to distribute your property throughout the Internet…far and wide…and show you metrics (proof).
